The ALUR law (law for Access to Housing and Renovated Urbanism) was enacted in 2014 in order to regulate real estate markets, but also to develop innovation and transparency. Among the key measures of this law, we find the obligation to train real estate agents.
In fact, the ALUR law in France requires real estate professionals to follow training of 14 hours per year or 42 hours over 3 consecutive years of practice, in order to ensure the knowledge and skills necessary for them to exercise their profession are up-to-date and developed.
This training requirement aims to guarantee a high level of service quality provided by real estate agents, by allowing them to stay informed of market developments and the rules in force. It also contributes to strengthening clients' trust in the profession, by ensuring better transparency and greater expertise.
To be able to get their licenses renewed, real estate agents must prove that they have fulfilled this training obligation. Renewing the authorization certificate for the real estate agents' employees is also subject to compliance with their obligation.
The training requirement for real estate professionals applies to several categories of people.
First of all, it concerns professional license holders, regardless of the type of activity mentioned (real estate and commercial transactions, real estate or trustee management). When the agent operates as a legal person, this obligation applies to their legal and statutory representatives.
In addition, managers of establishments, branches, agencies or offices are also subject to this training requirement.
Finally, employees authorized by the holder of the professional license to negotiate, enter into or engage for them, whether or not they are employees, must also follow this training. Anyone holding an authorization certificate must therefore fulfill their ongoing vocational training obligation.
Training organizations registered with the Regional Directorate for the Economy, Employment, Labor and Solidarity - DREETS - (DRIEETS in Ile-de-France and DEETS in Continental France) can deliver training courses for real estate agents, managers or trustees. It is important to ensure that the organization that offers you training is accredited.
Real estate agents or their employees must complete 14 hours of training per year or 42 hours over 3 consecutive years of practice, whether in person or online. The choice of courses offered to real estate agents is quite broad with varied themes, such as real estate law, taxation, rental management or even communication... However, two modules must be completed during 3 consecutive years of practice, and therefore renewed every 3 years:
The real estate agent must provide nominative certificates provided by the training organization explaining the objectives of the training, the duration of the training, its content (chapters, sub-chapters), the date of issuance of the certificate, the registration number as a training organization, information concerning the training instructor.
The real estate agent collects and keeps their employees' training certificates after each training course.
